Most builders send their inclusions list after you have given them your phone number. Ours is here, in full, for anyone to read, including our competitors.

The specification is where a builder’s real standard lives. Two homes can look identical at handover and be completely different buildings behind the plasterboard.

Read this before you call us. Then ask any other builder you are considering for theirs.

  • Site survey and set-out

What sits outside the contract sum.

Publishing exclusions alongside inclusions is what makes the whole page believable. These are the usual ones:

  • Council, certifier and PlanSA fees, charged at cost and itemised
  • Land purchase costs, stamp duty and conveyancing
  • Furniture, window furnishings and loose fittings unless separately specified
  • Landscaping and pools beyond the scope described above [confirm]
  • Unforeseen conditions below ground. We carry an allowance and show you the range before you sign
  • Variations you request after signing, always priced and approved by you in writing first
