Our Process

Eight stages. No surprisesin any of them.

Building a home is not complicated. It is just long, and full of decisions. Here is every stage, what happens in it, what it costs and roughly how long it takes.

Conversation

An unhurried hour with us. Your site, your brief, your budget and your timing. We tell you honestly whether we are the right builder, and if we are not, who might be.

Site & feasibility

Site inspection, title and overlay check, orientation study, slope and access assessment, preliminary budget.

03

Concept design

We sign a Preliminary Design Agreement and put the first concept on paper: site plan, floor plans, elevations, and a 3D view.

04

Design development & selections

The plan is resolved with you until it is right. Structural engineering, soil report and energy assessment are commissioned. Interior selections begin.

Fixed-price contract

A complete specification is priced and a fixed sum agreed. We walk you through every allowance and provisional sum before you sign.

Approvals

Development Application lodged through PlanSA. Planning Consent, then Building Consent, then Development Approval. Building indemnity insurance taken out.

07

Construction

Site set-out, footings, frame, roof, lock-up, fit-out, finishes. Weekly photographs, a live program and fortnightly calls. Site meetings at frame and at fit-out.

Handover & aftercare

Practical completion inspection, walkthrough, keys, manuals and warranties. Then a 12-month defects period with inspections at three and eleven months.

Durations are typical for a Sakar home and confirmed for your project at stage 02. Approvals in a Historic or Character Area, or where a significant tree is involved, can run longer.

A list, a Pinterest board, or a sentence about how you want a Sunday morning to feel. All of them work.

A realistic budget

Told to us early. A budget shared at the start is a design constraint; a budget revealed at the end is a disappointment.

Decisions, roughly on time

We give you a schedule of when each selection is needed, with plenty of notice. The program depends on it.

Your honest reaction

If you do not like something we have drawn, the cheapest possible moment to say so is now.
