Land + Build

The block comes first.So we look at it first.

Most people buy land and then find a builder. That order costs them money. We would rather look at the block with you before you sign the contract.

Worth knowing

Two blocks in the same suburb, the same size, the same price, can differ by two hundred thousand dollars in what it costs to build on them.

Slope, soil, access, easements, service locations, retaining obligations to a neighbour, an overlay you were not told about. None of it is visible on a listing.

We will walk a block with you before you buy it and give you a plain assessment of what it will cost to build on and what it will let you build. There is no charge for this, and no obligation to build with us afterwards.

What we look at, on every block.

Orientation

Which way the living areas can face, and whether the block will ever give you northern light in the rooms that matter.

Slope and retaining

Fall across the site, likely excavation, and whether you inherit a retaining obligation.

Soil

Reactivity classification, which sets your footing system and a real line in your budget.

Zoning and overlays

What the Planning and Design Code allows here: setbacks, site coverage, height, private open space.

Easements and services

Where the sewer, stormwater and power actually run, and what you cannot build over.

Access

Whether a concrete truck, a crane and a scaffold can physically get where they need to be. Narrow or battle-axe access is a genuine cost.

Trees

Regulated and significant trees on the block or next door, and their root zones.

Usually, through a construction loan. We work alongside your broker and provide the documentation lenders ask for at each stage. We do not give financial advice.

We do not build to a package plan. A package is a standard home on whatever block is left, which is the opposite of what we do.
