Every builder says the same six things. These are ours, written down, with what each one actually commits us to.

Commitment 01

A fixed price, not a starting price

The most expensive thing about a cheap quote is everything that was not in it. A low tender wins the job, then recovers the margin through variations, provisional sums that were always going to blow, and “that was never included”.

We price from a complete specification. Before you sign, you receive an itemised schedule showing every allowance, every provisional sum, and what happens if one is exceeded. Where we cannot fix a cost, a site excavation we cannot see until we dig, we say so plainly and show you the range.

The number on your contract is the number you budget for.

Commitment 02

One person, start to finish

On most builds you meet a salesperson, then a designer, then a contract administrator, then a site supervisor, and none of them was in the room for the conversation that mattered.

At Sakar, the person who takes your first call is accountable for your project until the defects period closes. They will know your site, your budget and your reasons without needing to look them up.

You never have to explain your own house to your own builder.

Commitment 03

Designed here, not adapted

Plenty of builders offer “customisation”, which usually means moving a wall in a plan that was drawn for a different block, facing a different direction, in a different suburb.

We start with the site. Where the sun lands in July and in January. Where the neighbours’ windows are. Where the fall runs. What the overlay will and will not allow. Only then do we draw, and what we draw only works on your block. That is the point.

Commitment 04

A small number of homes each year

Volume is the enemy of detail. A builder running thirty concurrent sites cannot have a director on each of them, and the finish tells you so.

We deliberately cap the number of homes we run at once. It costs us revenue. It is also the reason our sites are clean, our trades are the same people every time, and a problem gets a decision in a day rather than a fortnight.

Commitment 05

Specified above the minimum

The National Construction Code sets a floor, not a standard. A house built exactly to the minimum is legal, and will disappoint you within five years.

We build to 7-star energy performance as standard, tile wet areas full height, membrane every wet area in full, insulate between living and sleeping zones for acoustic separation, and specify tapware and hardware we are willing to be judged on in ten years. It is all published on our inclusions page.

Commitment 06

You can see your build any time

The hardest part of building is not the money. It is the silence, three weeks with no update and no idea whether you are on program.

You get a private client portal with your drawings, specification, selections, variations, invoices and current program, plus a set of site photographs every week and a fortnightly call. You will not have to ask.

You always know exactly where your home is up to.

Honestly

We are not the right builder for every project.

If the priority is the lowest possible cost per square metre, there are builders in Adelaide who will do that better than we will, and we will happily point you to them.

If you want to choose a plan from a brochure and be in it in nine months, a volume builder is genuinely the better answer.

And if the budget and the brief are a long way apart, we will tell you at the first meeting rather than at the first invoice.

We are the right builder when the home has to be specific, to a difficult site, an unusual brief, a view worth planning around, or a way of living no standard plan has ever accommodated.
